Terms and Conditions

Check-in & Check-out Timings

  • Regular check-in time: 3 PM – 9 PM

  • Check-out time: 10 AM – 12 PM

  • Early check-in or late check-out is subject to preapproval and availability. Please email us in advance to request.

  • Unauthorized late check-out incurs an extra charge.

Services & Facilities

  • All properties are fully furnished with standard appliances, linens, bath, kitchen products, and utilities.

  • Guests have access to common facilities such as swimming pools and gyms where applicable. Some properties may offer facility access at an offsite location due to building restrictions.

  • Water & electricity consumption is included. Excessive usage (as per DEWA bills) will be charged separately.

  • Free high-speed internet, basic TV channels, and telephone service are included. Extra TV services and phone charges will be deducted from the security deposit.

  • An initial supply of bed linens, bath towels, toiletries, and tissues is provided but is not replenished during the stay unless ordered at an extra charge.

Cleaning Fee

A cleaning fee is collected with the rental payment and includes a standard cleaning service after check-out. Additional cleaning services are available at the following rates:

  • Guests must remove all perishable food from refrigerators upon check-out.

Refundable Security Deposit

  • AED 2,000 for 1-3 bedroom apartments

  • AED 10,000 for Duplexes & Penthouses

  • AED 5,000 for 2-bedroom villas

  • AED 2,000 for 1-bedroom villas

  • Monthly & yearly booking deposits range from AED 5,000 – AED 8,000, depending on the stay duration and location.

  • Refunds are processed within one week from approval and may take up to 14 working days to reflect.

Code of Conduct & Behavior

  • Guests must respect neighbors and maintain reasonable noise levels.

  • Loud parties and music are prohibited and may result in eviction without a refund.

  • Visitors are allowed for a few hours but must adhere to community rules. Some communities require visitor registration.

  • The maximum number of overnight guests is strictly limited to the agreed occupancy.

  • Furniture, bedding, utensils, or other property items must not be removed from the premises.

Pets & Smoking

  • All properties are non-smoking and do not allow pets unless prior permission is granted.

  • Unauthorized smoking or pet presence will incur a cleaning fee of AED 2,000 plus any damage costs.

Payment, Tariffs & Fees

  • Full rental payments must be made before move-in.

  • Any card provider, bank, or financial institution fees are to be covered by the guest.

  • Dubai Tourism fees apply as per regulations and are payable by the guest.

  • All fees are inclusive of VAT unless stated otherwise.

Booking Cancellations & No-Show Policy

  • Cancellations must be made via email or phone (+97143691700 for international calls).

  • Cancellations within 7 days of check-in are non-refundable.

  • No-shows are non-refundable.

Changes to Booking Dates

  • Guests can request date changes via phone or email, subject to availability.

  • Monthly rental extensions must be confirmed 10 days before the contract end date, with payment due 48 hours before expiry.

  • Yearly rentals require a 2-month advance notice with a 2-month penalty for early termination.

  • Extensions are subject to availability and possible rate adjustments.

Property Reassignment

  • Guests may request a property change via email.

  • If approved, a reassignment fee of AED 200 applies.

  • Price differences must be paid, and refunds are only given if the request is made 30+ days before check-in.

Lost & Found

  • Guests must notify management immediately if they leave personal belongings behind.

  • If found, arrangements will be made for return at the guest’s expense.

Legal Activities & Subleasing

  • Properties are for habitation only.

  • Subleasing or unauthorized commercial activities will result in contract termination without a refund and may be reported to authorities.

  • Homely Feel Holiday Homes is not responsible for any illegal activities conducted by guests.

Additional Services

  • Assistance with visas, airport transfers, insurance, transportation, and city guides is available upon request for an additional fee.

  • Guests should refer to the emergency numbers provided at each property entrance for fire, security, or health-related emergencies.

Liability Disclaimer

  • Guests agree to hold Homely Feel Holiday Homes and property owners harmless from any claims, damages, theft, or liabilities.

  • Guests must exercise caution around property fixtures, electricity, balconies, and sharp objects.

  • Parents are responsible for supervising children at all times.

  • The company and property owner are not liable for injuries due to negligence.
